Exclusions – Approvals, Compliance & Consultant Coordination This service does not include any drawings, documentation, amendments, coordination, submissions, or approval processes related to Development Applications (DA), Construction Certificates (CC), Complying Development Certificates (CDC), Strata approvals, or any other type of council, certifier, authority, or regulatory approval process. This service also does not include any assessment, analysis, interpretation, or verification of the applicable legislation, planning controls, building codes, zoning regulations, overlays, easements, restrictions, or any other statutory requirements specific to the site or property, including assessment of what may or may not be approved by the relevant council, certifier, or authority. No consultation, coordination, certification, advice, reports, documentation, or services from third-party consultants are included in this service, including but not limited to private certifiers, fire engineers, structural engineers, arborists, town planners, surveyors, hydraulic consultants, acoustic consultants, BASIX/NatHERS consultants, PCA, or any other specialist consultants. This service does not include obtaining approvals, permits, certifications, authority consents, or any form of regulatory approval. The client is solely responsible for engaging the required consultants and approval authorities as necessary for the project.

The Layout Pack service fee is based on the professional time, design work, and hours allocated to the development of the layout options and related deliverables. Due to the nature of the service and the immediate allocation of professional resources upon commencement, all payments made for the Layout Pack are strictly non-refundable.

The Layout Pack service does not include a site measure, as-built survey, verification of dimensions, or inspection of the property. The service is based exclusively on the documentation supplied by the Client. This promotional package includes 5 custom layout options. Any additional layout options, revisions, or design modifications requested after delivery will be available at AU$580 per layout or revision. Suitable for homes up to 400 m², typically including up to three levels and up to five bedrooms, depending on the complexity of the layout.
