Exclusions, Limitations & Important Terms Approvals, Compliance & Construction Documentation The Layout Pack is a conceptual design service only. It does not include construction documentation or any drawings, documentation, amendments, coordination, submissions, certifications or services required for Development Applications (DA), Construction Certificates (CC), Complying Development Certificates (CDC), Strata approvals, or any other council, certifier, authority or regulatory approval process. The service does not include assessment, interpretation or verification of applicable legislation, planning controls, building codes, zoning, overlays, easements, restrictions or other statutory requirements specific to the property, including determining what may or may not be approved by a council, certifier or other authority. Consultation, coordination, advice, reports, certification or services from third-party consultants are not included, including but not limited to certifiers, fire engineers, structural engineers, arborists, town planners, surveyors, hydraulic or acoustic consultants, BASIX/NatHERS consultants, or other specialist consultants. The Client is responsible for engaging any consultants and obtaining any approvals, permits, certifications or authority consents required for the project. Client-Supplied Information & Measurements The Layout Pack does not include a site measure, as-built survey, site inspection or verification of dimensions. All layouts are developed based on drawings, dimensions and other information supplied by the Client and/or third parties. The Client is responsible for ensuring that all information provided is accurate, complete and current. Fees & Refunds The Layout Pack fee reflects the professional time, expertise and resources allocated to the development of the layout options and associated deliverables. Once the service has commenced, fees paid are non-refundable. Package Scope & Additional Layouts This promotional package includes five (5) custom layout options and applies to residential or commercial properties up to 350 m², generally limited to three levels and five bedrooms, subject to project complexity. Any additional layout option, revision, modification or redesign requested beyond the five included options will be charged at AU$550 per layout or revision. Projects outside these parameters, including larger or more complex residential properties, cafés, restaurants, commercial, retail and hospitality projects, are available upon request and may be subject to a separate scope and fee.
